The Income Approach: Demystifying the math and methodology with a real life case study.
Understanding how a property generates income is often the truest key to unlocking its actual value. The Income Approach: Demystifying the math and methodology, is a comprehensive workshop designed to demystify the mechanics of income capitalization and present tools to confidently value income-producing properties.
This workshop approaches valuation from the ground up, treating the Income Approach as a logical, step-by-step roadmap. The workshop will guide learners through the core progression of the approach: starting with establishing Potential Gross Income (PGI), accounting for vacancy and collection losses, and isolating the critical Net Operating Income (NOI).
Once the NOI is determined, we will shift to then bridge between income and value: the capitalization rate. Students will learn how to analyze market data, interpret risk, and apply rates accurately to convert a property's income into a defensible estimate of market value.
The Case study will give the student the opportunity to utilize what is learned by performing a detailed analysis of a chosen subject property.
At the end of the workshop each student will have gained insight and practical experience that can be implemented in the workplace
Continuing Education Hours / Re-Certification Credits
The Institute of Assessing Officers will award six (6) re-certification credits to all Institute members who attend this seminar. Eligible assessors and county directors who attend will receive education credit and reimbursement from ORPTS, pursuant to their rules.
